Real estate industry experts report that kitchen remodeling is one of the most effective ways to enhance your living space, add convenience to your lifestyle and increase the value of your home.

Kitchen remodeling is a popular choice with homeowners. So much so that a minor project ranks 5th on the list of the 33 most popular home improvement projects in a recent report by Remodeling Magazine. The report shows that the homeowner can expect to recoup 78.3 percent of the total cost on the sale of the house, while a major kitchen remodeling project comes in at 9th position, with a recoup percentage of 72.1 percent.

Minor Kitchen Project

So what exactly does a minor kitchen remodeling project involve? Any and all of the following, apparently:

Repairing holes and cracks in the walls and cabinets
Painting the walls with a neutral shade, such as off-white, beige or cappuccino
Sanding and staining, varnishing or painting the cabinets to look fresh and clean, or replacing the fronts with new doors
Installation of new, energy-efficient wall oven and cooktop
Checking for and repairing wall cracks, leaks and signs of damp
Repair or replacement of window frames, panes, moldings and other woodwork
Removal and replacement of resilient kitchen flooring
Basically, a minor project covers cleaning and sprucing up with a few new touches, for an average overall cost of between $20,000 and $25,000.

Major Kitchen Remodeling Project

So if all that is a minor project, what does a major one include? According to Remodeling Magazine, a major project goes for between $50,000 and $60,000 on average, and for that price you get new fitted cabinets, an ever-popular kitchen island, a double tub sink and new faucets. Fitted appliances include a new wall oven and cooktop, built-in microwave, dishwasher, garbage disposal, ventilation system and custom lighting. And of course, don’t forget new wall and ceiling paint, trim and flooring. Add to that the modern trend toward open-plan kitchens and living spaces, and you’ve got a man-sized job on hand.

Living in the Kitchen

Make your kitchen contribute toward the living space you have by adding a breakfast nook that doubles as a homework or coloring table for the kids, or a bar counter with high stools where the family can gather while dinner is cooking. Add a corner for the dog’s bed to keep her out of the way, and mount a TV on the wall where it’s easy to see. You’ll soon find your kitchen becoming the heart of your home, if it isn’t already.

Find a contractor who understands your vision for your kitchen and make sure you’re on the same page before signing an agreement. It’s a lot of money to spend only to find you weren’t speaking the same language!
